ALTA/NSPS LAND TITLE SURVEYS

Typically contracted by the title company, lender, or attorneys representing involved parties for commercial property purchases, refinances or improvements, an ALTA survey or ALTA/NSPS survey is based on standards put forth jointly by the American Land Title Association and the National Society of Professional Surveyors. The standard ALTA survey requirements include determining property lines, locating improvements, and identifying all easements, and other conditions affecting the property. This survey incorporates elements of the boundary survey and topographic survey. A Title Commitment is provided to the surveyor so they can comply with the standards and identify all easements.
